Any negotiations on the reduction of a brokerage commission must take place with the exclusive broker and with the written agreement of the co-broker to reduce the commissions. If the exclusive broker negotiates a reduced commission with the owner without the written agreement of the co-broker, the exclusive broker must absorb the entire commission reduction. This section describes the exclusive rights that the buyer accepts. Exclusive representation means that the broker/agent is employed by the buyer and works assiduously on behalf of the buyer. Once you have found the home for which you would like to make an offer, the buyer`s real estate agent will give you advice on a reasonable offer for the home. Then they write it down and present it to the listing agent and give it to the seller. If the seller refuses the offer, the buyer`s representative will consult with you and negotiate on your behalf. This agreement defines the broker/agent`s obligations and obligations to the buyer, agency relationships, brokerage volume and buyer`s obligations; it does not provide for compensation.
